The Bothy is perfect for an individual or a couple who might have a friend or relative, sleeping up to 3 comfortably.

For those expecting a rustic bothy hut, such as those found on trails and walks in the highland, then you are going to be disappointed. This newly developed addition to the Tulchan Estate offers the comforts of home with the views and location of the countryside. Located 20 minutes from Perth and other Scottish towns such as Crief and Dunkeld you are not short of things to do.

Kitchen/Diner

The new, characterful entrance, can be opened fully to give uninterrupted views from the kitchen across the countryside to the Sma Glen.

The fully equipped kitchen includes a gas cooker, microwave and fridge/freezer, dining room table and chairs.

Bedrooms

The master bedroom has a wrought iron style double bed, wardrobe and drawer set and hairdryer.

The second bedroom has a single bed, drawers, hanging space.

The Garden Room

This generous space provides views by way of large windows onto the garden.

A wood burner can be lit and there is a 32″ digital TV with Freeview, DVD and DVD library.

Shower room and WC

The shower room contains a stand-alone shower unit, toilet and heated towel rail.

The Space

Opening the main entrance fully gives you views all the way across the shared garden to the Sma Glen. The garden area is shared with Hayloft apartment upstairs, but the area in front of the Garden Room gives you privacy and direct private access to the shared parking to the rear of the property.

There are shared laundry facilities located on site with washing machine and tumble dryer and a supply of wood for the wood burner.

The property has a natural water supply from a spring and there are unfenced streams and sloping banks in the grounds.
